IntroductionpropertyGrp.co.uk (referred as propertyGroup throughout the document) is an independent online property company registered in the UK. We offer an online property portal that permits private landlords to advertise and promote their properties to potential tenants. We offer a free membership service, but to advertise with us we do charge, unless if specified otherwise we may offer a free property advertisement service.
By using any interactive services provided herein, you are agreeing to comply with and be bound by the terms, conditions and notices relating to its use. If you do not accept all of these Terms, then you must not use or continue to use our Site or our services. We recommend that each time you access our Site you check these Terms for any changes or updates.
By using this website you confirm that you are 18 years or older. If you are not, then you must immediately leave this website and never access this website again.
In using this website you are deemed to have read and agreed to the following terms and conditions.

Any use of the above terminology or other words in the singular, plural, capitalisation and/or he/she or they, are taken as interchangeable and therefore as referring to same.
Landlord responsibilitiesAs a private landlord advertising or letting your property via propertyGroup, you agree you are responsible for all dealings between you and any person who is or may be your tenant or who agrees or may agree to act as a guarantor for a tenant or prospective tenant to you. You also agree only to post or otherwise make available via this website photographs, information and other content on this site for which you have lawful authority and not to post anything which is offensive, defamatory or otherwise may reasonably considered harmful or likely to cause distress.
Landlords have the sole responsibility of following up with their tenants and informing us of any property that has been LET. Landlords understand and agree that our responsibility is to ensure that you are kept up to date on current news and offers and ensure any communication from interested users is passed on.
Tenant / Guarantor responsibilitiesAs a tenant or guarantor (or prospective tenant, guarantor or other browser), you agree you are responsible for all dealings between you and any landlord of any property advertised by us on behalf of a landlord through this site. The terms of the lease or agreements between you and them will govern the resolution of any issues between landlords, tenants, prospective tenants, guarantors or prospective guarantors for a tenant or any other person other than us. Prospective tenants, guarantors and other browsers of this site are reminded to verify the accuracy of any content with the relevant landlord.
Disclaimer for interactive servicesAs a condition of your use of this Web site and the interactive services contained therein, you represent and warrant to propertyGroup that you will not use this Web site for any purpose that is unlawful or prohibited by these terms, conditions, and notices.
This Web site contains one or more of the following interactive services: bulletin boards, chat areas, news groups, forums, communities and/or other message or communication facilities. You agree to use such services only to send and receive messages and material that are proper and related to the particular service, area, group, forum, community or other message or communication facility. • Defame, abuse, harass, stalk, threaten or otherwise violate the legal rights (such as rights of privacy and publicity) of others.
• Falsify or delete any author attributions, legal or other proper notices, proprietary designations, and labels of the origin or other material contained and uploaded.
• Restrict or inhibit any other user from using and enjoying any of the bulletin board services, chat areas, news groups, forums, communities and/or other message or communication facilities.
Obligations of PartiespropertyGroup has no obligation to monitor the bulletin board services, chat areas, news groups, forums, communities and/or other message or communication facilities. However, propertyGroup reserves the right at all times to disclose any information deemed by propertyGroup necessary to satisfy any applicable law, regulation, legal process or governmental request, or to edit, refuse to post or to remove any information or materials, in whole or in part.
You acknowledge that communications to or with bulletin board services, chat areas, news groups, forums, communities and/or other message or communication facilities are not private communications, therefore others may read your communications without your knowledge. You should always use caution when providing any personal information about yourself or your children. propertyGroup does not control or endorse the content, messages or information found in any bulletin board services, chat areas, news groups, forums, communities and/or other message or communication facilities and, specifically disclaims any liability with regard to same and any actions resulting from your participation. To the extent that there are moderators, forum managers or hosts, none are authorized propertyGroup spokespersons, and their views do not necessarily reflect those of propertyGroup.

Additional obligations if you are a landlordAs a landlord advertising property via our Web site, you agree to the following additional obligations to us.
Advertising your property only when availableYou warrant that you have the necessary authority to promote any property, which you Post on this Web site as your Content. You warrant that you hold the necessary licences, consents and authorities to use, display and reproduce and publish your Content. You agree to notify us immediately if the property you have posted on or via this Site is no longer available either by sending us an email to pGTeam@propertyGrp.co.uk or by updating your account.
Complying with laws for advertising propertyYou agree to abide by all applicable laws and regulations including but not limited to The Property Misdescriptions Act 1991. You agree that you will not create any liability for us or cause us to lose the services of our ISPs.
Staying contactableYou agree to provide a contactable telephone number and email to enable propertyGroup to effectively monitor and pass on leads to you.
Allowing propertyGroup to monitor leadsYou agree to allow propertyGroup to monitor your response to its leads either through interactive facilities offered by propertyGroup Web site or Web site activity.
BillingYou understand that we may use a third party to perform billing services or credit card processing services on our behalf in connection with your propertyGroup account. We accept payments via PayPal and you are therefore deemed to have accepted PayPal's Terms and Conditions by using the service. Direct debit payment can be accepted upon request.
NoticesYou agree to read and abide by all notices posted on our Site from time to time.
Registering an account with us and deleting itIn order to use our services and enable us to provide an efficient service, you need to register to create a free membership fee propertyGroup account. You agree that any information that you give to us about yourself for your account will always be accurate and up to date (including your email address and other required contact information).
Accounts can be deleted by contacting us via support or email.
MembershipWe offer Basic, Standard and Premium packages. You may choose to purchase these packages at anytime by paying the fees associated with the chosen package.
Landlords redeeming a Free purchase may avail of discounts when upgrading to Standard or Premium packages. Upgrade option is therefore only available when purchasing a Free listing.
For extra services (cleaning, Energy and Gas performances etc), the prices will vary due to various factors such as house size or number of appliances. We shall then provide a quote.
RefundsFor all authorized and live listings, we offer refunds subject to the following terms:
1. No refunds for Basic packages at £35.
2. Refund available for Standard package but £30 admin fee will apply/be deducted.
3. Refund available for premium: but £35 admin fee shall be deducted.
4. No refunds to the admin fee charged towards the tenant(s), once we have started to carry out all the necessary checks and online paperwork.
5. Refund policy shall only apply within seven (7) days from purchase.
However, for all none authorized listings i.e. if not live within the specified time range, that’s ONLY IF we do not have a valid reason, you are Entitled to a Full Refund.
Please note: Time range may be longer than specified due to "us" trying to get hold of you to provide further information if required, in order to process and authorize your listing as soon as possible. In some cases, your payment may be unsuccessful and as a result, this may also cause some delays.
Force MajeureNeither party shall be liable to the other for any failure to perform any obligation under any Agreement which is due to an event beyond the control of such party including but not limited to any Act of God, terrorism, war, Political insurgence, insurrection, riot, civil unrest, act of civil or military authority, uprising, earthquake, flood or any other natural or manmade eventuality outside of our control, which causes the termination of an agreement or contract entered into, nor which could have been reasonably foreseen. Any Party affected by such event shall forthwith inform the other Party of the same and shall use all reasonable endeavours to comply with the terms and conditions of any Agreement contained herein.
WaiverFailure of either Party to insist upon strict performance of any provision of this or any Agreement or the failure of either Party to exercise any right or remedy to which it, he or they are entitled hereunder shall not constitute a waiver thereof and shall not cause a diminution of the obligations under this or any Agreement. No waiver of any of the provisions of this or any Agreement shall be effective unless it is expressly stated to be such and signed by both Parties.
GeneralThis Agreement contains the entire agreement between the parties relating to the subject matter hereof and supersedes any and all prior agreements or understandings, written or oral, between the parties related to the subject matter hereof. No modification of this Agreement shall be valid unless made in writing and signed by both of the parties hereto.
This Agreement shall be governed by and construed in accordance with the laws of United Kingdom.
